We especially see this in Las Vegas, where people are looking to change careers and start an essential business. People will always need to buy and sell real estate, so even though we have all had to adjust the way we do business, this industry is thriving. It is crucial to keep in mind real estate can be a dynamic and limitless career; you get out of it what you put in.

Choose a Brokerage That is Right for You

Above anything else, you must get a feel for the company culture. You will be happier and more successful in the long run if you enjoy the people you work with. The following questions will also help decide which brokerage is right for you:

  • What level of support do you provide to new agents?
  • What technology solutions to your offer?
  • Do you offer additional tools and training?
  • How is a commission paid to agents?
  • What is the per agent productivity in your office?
  • What is your average agents’ sales price vs. other brokerages in your area?

Create a Plan for Success

If you want to start your career on the best foot possible, you should create a business plan, like any other entrepreneur. In your business plan, you want to outline your goals, establish a value proposition, identify how you will find new clients, and devote time to developing your skills. Business planning is so vital that we created “Businesses Planning Month” at Coldwell Banker Premier Realty every November. Agents can attend workshops, meet with their branch and sales managers for guidance, and pair up amongst themselves to provide accountability.

Practice Makes Perfect

Starting in a new field can be intimidating. Where do you start? What do you say to attract new clients? The answer is role-playing! Role-play provides you with the scripts of what to say in different situations and it helps build your confidence! Each week, our campus branch managers host a script practice to help you nail a listing or buyer appointment each time.

Get Your Systems in Place

A client relationship management program is essential to laying the foundation of your business. Once you import your database into our CRM tool, you can add your clients to weekly and monthly email campaigns created by the marketing department keeping you top of mind with your SOI (sphere of influence).

Know Your Market

One way to demonstrate your value as a new agent is to know what is happening in the market and how it affects people looking to buy or sell a home. Learn how one agent used our analytics department and training to go from nurse practitioner to top-3 sales associate in a little under two years.

As a former registered nurse, helping people is embedded into Clark’s DNA. This made the transition into real estate an easy decision for Clark because he could continue helping families by guiding them home across the Las Vegas Valley. Clark joined Coldwell Banker Premier Realty in May 2018. With determination and an incredibly positive attitude, Clark worked his way up from being a  brand new agent to being ranked #3 overall in the company for April 2020. Along the way, Clark was recognized as runner-up for the Rookie of the Year Award, presented to the CBPR sales associate with the highest production in their first 12-months of business. Last week, Clark was the featured agent during the weekly Mastermind workshop where he shared his strategy for using Facebook to gain business from your SOI. We were curious as to what other resources at CBPR Clark uses in his quest to provide the most insightful information to his clients, friends, and family. This is what he had to say: 

CBPR: You started with us as a brand-new agent and have been climbing the ranks ever since. Would you say one department at CBPR has helped you overall on the success of your business? 

Clark: Well, I do attend all the training courses provided to us, but I would say that the Research and Analytics department has helped my business tremendously.   

CBPR: That is wonderful! What services does this department provide for you, and how has that helped your business? 

Clark: They provide weekly and monthly data on the Las Vegas real estate market.I never give a listing or buyer consultation without these reports in my digital or print presentations. I recently had a new client tell me that my preparedness and knowledge of the local market is what sold them on me.  

CBPR: Why do you feel that this service is so important? 

Clark: I am not a numbers guy, to be honest, so it is great that these reports are not only provided, but they are explained and interpreted by CEO, Bob Hamrick in his Monthly Market Update. Knowing that I am fully informed about what is happening in the housing market boosts my confidence when going on a listing or buying consultation. I know sharing this data helps my clients make informed decisions.  
CBPR: What advice would you give other agents just coming into the business? 

Clark:Know your numbers and study these reports on a weekly basis. There are times when you are going up against seasoned agents. If you can answer their questions about the housing market in a way that makes sense to potential clients, it does not matter how long you have been an agent, you can win their business.

John McClelland | Vice President, Research  

John grew up on a wheat farm in Montana and was introduced to real estate early in life when his parents subdivided one of their properties for a housing development. Life on the farm meant John had plenty of time for reading and he was fascinated by the many economic books left around the house by his father. John has a bachelor’s degree in economics/literature from Montana State University and a masters in economics from the University of Nevada-Las Vegas. John works closely with both the Developer Services and Marketing departments to provide a multitude of services for our agents, including market reporting, advanced pricing analytics, demographic and psychographic analyses and real estate portfolio valuations.

5 ways to Grow Your Real Estate Business in the New Year.

Did you make growing your real estate business one of your New Year resolutions? What if we told you to throw those resolutions out of the window? Sounds crazy right? Well according to a study conducted by Strava, that is exactly what most people are going to do on January 19th. Strava is calling it “Quitters Day”, the one day a year most people break their resolutions (or promises) to themselves. So, whether you have a detailed business strategy (if you don’t have a business plan, skip to #5.) or general plan to grow your business this year, here are five ways to make sure you stick to your goals.

  1. The one thing
    If you haven’t read The One Thing by Gary Keller, we highly suggest downloading the audible book. This book teaches you how to find and concentrate on the “one thing” that is going to lead you to have extraordinary results in any situation. 

  2. Start Small
    If your goal this year is to grow your business, we suggest breaking it down into smaller, measurable, monthly goals. Each month you will decide which activity to focus on to achieve your bigger picture goal. For example, one of your goals may be to grow your SOI and the task you would do to accomplish this goal would be to text five past clients a week. The best part? Once you do something for 30 days, it then becomes a habit and you will be able to maintain your habit on a regular basis throughout the year.

  3. Have High Energy
    A positive and upbeat personality is contagious and will help attract more clients without even trying. Keeping your energy up also helps you see things in a more positive light, even if you do have a few setbacks. Use these activities to help keep your energy levels high.   
    • Going to the gym
    • Taking small breaks throughout the day
    • Follow up/appointment setting
    • Going on morning or evening walks
    • Keeping a healthy diet

  4. Track Your Goals 
    Goals are not a rotisserie chicken. You cannot set them and forget them. To make your resolution a priority, you need to be setting aside 15 minutes a month to do an honest check-in with yourself. What progress have you made? Did you experience fallbacks? What is no longer serving you? Doing this monthly check-in will keep your resolutions top-of-mind.

  5. Build Accountability
    When you share your goals with someone else, you are more likely to stick with them. That is why every December, Coldwell Banker Premier Realty celebrates Business Planning Month. Each of our agents meet with their campus leadership coach to come up with a business plan for the following year. They also have periodic check-ins throughout the year to review your progress and hold you accountable.
